One of Sugar Land's oldest and largest master-planned communities, developed starting in 1977 — dozens of subdivisions, mostly built through the 1980s and '90s.
First Colony is made up of numerous subdivisions dating back to 1977, with most homes built in the 1980s and 1990s. That puts a large share of First Colony's original copper and cast iron supply and drain lines at or past the age where Fort Bend County's expansive clay soil starts causing real problems — joint fatigue, pinhole leaks, and slab leaks are the calls we see most from this neighborhood. Established landscaping around Oyster Creek and the community's 11 clubhouse areas also means mature root systems near older sewer lines.
